  • Lower cost projects tend to return a greater value.  Replacing a front door or garage door are among the least expensive projects to tackle in remodeling.  You can recoup 100% of your cost for a front door replacement and at least 80% for a garage door.
  • First impressions are important. Replacements that are the most obvious to buyers offer a greater payback. You can recoup at least 80% with replacing the siding on your home.
  • Kitchens still offer the biggest bang for your buck.  You can perform minor kitchen remodels that will garner you at least 80% payback.

Region of the country, updates that are typical for the neighborhood and importance to a particular buyer factor in, but these items are a starting point in a discussion with buyers and sellers about the cost and value of remodeling.

Tips for Selling Your Home during the Holidays

Useful tips for attracting home buyers even during the holidays




  • Don't go too overboard on the decorations. Also, to avoid offending buyers, it's better to opt for general holiday themes for winter and fall.

  • Hire a real estate agent who's willing and able to work hard for you during the holiday season.

  • Pay attention to curb appeal. Sparse trees during the fall and the winter won't help hide imperfections on your home.  Touch up the paint, spruce up the yard and clean the gutters. 

  • Make sure you have flattering, high quality photos of your home on the internet. Buyers are even more likely to start their house hunt from the comfort of their home, browsing internet listings during grungy winter weather and the holiday season.

  • There's less foot traffic during the holidays, so create a video tour of your listing.

  • Make your home cozy and inviting, by putting on some soft classical music, turning up the heat and offering some tasty holiday treats.  Cook those treats yourself so the wonderful smells of the holiday will permeate through your home.

Keep your Home Safe from Turkey Frying Dangers this Thanksgiving

Who doesn't love a succulent deep fried Turkey? They're pretty darn tasty, no? Especially a spicy Cajun one.  Also, upping their irresistibility factor is their speed of cooking.  Minutes versus Hours, compared to roasting.  But Turkey fryers can be quite the fire hazard.  So keep your home safe this Thanksgiving with these tips:

  • Keep your house safe.  Make sure your turkey fryer is far away from your house, garage, trees and other structures.
  • Keep pets and children safe too.  Make sure they're far away from the fryer too.
  • Make sure your turkey is thawed and dried. Water and Oil do not mix well.
  • Never operate a fryer in the rain. Again the whole water and oil issue.
  • Place fryer on level surface and then don't move it.
  • Don't overfill it with oil.
  • Choose a small bird for frying, 8-10 lbs. 
  • Never leave fryer unattended.
  • Keep a grease-rated fire extinguisher close by.
  • Skip stuffing your bird.
  • Don't overheat oil. Too hot oil can catch fire.

Check out these beginner templates  at HGTV.  Most of them look easy enough even for me.  I'm going to give this one a go.  How hard can that one be, right? Well we'll find out.
